T. Rowe Price was building a new headquarters in downtown Baltimore, MD, on the Harbor Point campus. The building consisted of a core and shell operated by the property manager, while their tenant fit-out was to occupy the main floor lobby and two 14-story towers of office space. They had a rough design and scope for electronic security, including enterprise access control, video surveillance, turnstiles, and sound masking. The design needed to be buildable, sustainable, and manageable for T. Rowe Price while incorporating the core and shell aspects.
Before MidPoint’s involvement, T. Rowe Price was experiencing a declining relationship with their current solution provider. T. Rowe Price had to manage the integration aspects and understand the existing systems in place on the Harbor Point campus. There was growing concern amongst the team that the solution they wanted was not going to be planned appropriately, designed accurately, and would not be a sustainable solution. In addition, there was a worry about the ability to manage the relationships between the general contractor, architects, and property managers while the headquarters was being built.
MidPoint was able to take control of the design aspects for this property. There was a trustworthy relationship built on meetings, calls, and open discussions between all parties. MidPoint became the pipeline from ideas to design on paper to turn-key solutions built in the spaces required. Numerous meetings took place between the security team at T. Rowe Price and MidPoint to get a buildable, sustainable, and manageable design on paper. There were meetings with manufacturers to ensure these systems operated interdependently, while managing client expectations and operability. An abundance of coordination meetings took place with the client, general contractor, and architects to coordinate door hardware, pathways, electrical requirements, and mechanical needs in the closets.
MidPoint coordinated and delivered a complex turnstile system. With the help of the manufacturer and discussions with the T. Rowe Price security team, we were able to coordinate all of the requirements for three separate entrance points. Credentials, elevator coordination, exit credentials, and front desk control were all aspects of the system that needed to be included.
MidPoint was able to coordinate and deliver a sound masking solution that provided the client with the privacy it needed in all the open office space areas. Coordination of ceiling types with speakers, and use of areas with the calibration of each zone; MidPoint was able to deliver a premier solution to the client.
MidPoint integrated the Harbor Point campus Security Operations Center with certain aspects of the client’s system so they are now operating independently and securely from each other, while not duplicating efforts.
T. Rowe Price headquarters in Baltimore, MD, now has a full electronic security system that delivers premium capabilities and sustainability to boost their enterprise systems in place globally.
The access control system now operates in a holistic manner to provide the client’s employees a safe environment, while protecting the client’s assets. The video surveillance system includes state-of-the-art cameras, and integration with the access control system to provide a full-service suite.
The sound masking system emits low-level, non-distracting masking noise designed to reduce speech intelligibility and thereby improve speech privacy. This improvement in speech privacy provides great value in open-plan offices and other environments where confidentiality is important.
